We are there for you every step of the construction process!
You choose at which stage you want assistance.
1
Preliminary visit
Do you have a property in mind and you don't know if your plans are possible?
Have you seen a piece of land and you are struggling to assess what are the possibilities?
A site visit with an architect can be enlightening to proceed with your purchase.
And to check the property for (hidden) defects.
2
First meeting
Do you have a project to realise?
Do you have plans and photos to show?
Have you created a mood board with a collection of photos and plans you like?
Do you have a budget? Perfect, that's already a good starting point!
After the first meeting, we can draw up an offer. This will give you an idea of the feasibility of your plans.
Do you agree with our proposal? Then we can start our collaboration!
3
Preliminary draft
Do you have the intention to build or renovate/extend?
This is the right time to think not only about the style of the intervention, but also about comfort and long-term perspectives.
The more useful information we get about your wishes and expectations, the easier it is to integrate everything from the start.
Based on your input, we create plans and 3D visualisations.
Once the plans are approved by you, we can discuss the project with the municipality. The municipality will communicate any changes or advise us to proceed with the building permit.
4
Permit application
The building permit consists of all the technical and administrative documents describing the intervention we intend to carry out.
The deadline for approval of the permit and the amount of documents to be submitted vary according to the project: from a minimum of 30 days to 9 months.
So start on time!
5
Contract en tender documentation
Once planning permission is obtained, construction work can begin.
Meanwhile, final plans and construction details are prepared and documents such as the measurement statement and specifications are written.
Any changes to the project are made based on the opinions of the civil engineer, the safety coordinator and the EPB reporter.
Based on these documents, offers can be requested from several contractors who can carry out the work.
The choice of contractor is made on the basis of a comparison of quotes.
We advise, you make the final choice.
We can put you in touch with reliable and experienced contractors.
The quotation is compared with the budget for the realisation of the project.
6
Follow-up
The chosen construction company determines the start date of the construction site.
The various construction phases are monitored to ensure compliance with the engineer's project plans and technical drawings.
We will inform you of the visits; you can choose whether or not to attend.
In any case, you will receive a report each time so that you are aware of the latest events and/or work.
7
Completion
With substantial completion, the building owner accepts the contractor's works. This means that the construction site comes to its end. The architect arranges a tour of the building with the contractor and the homeowner and a list of points that need to be solved is made.
After the comments are processed, the completion can be considered final.
